Description: (Describe resource and major elements. Include design, materials, condition, alterations, size, setting, and boundaries):854 Capp Street is located on a 25' x 122.5' rectangular lot on the west side of Capp Street, between 23rd and 24th Streets. Built circa 1889, 854 Capp Street is a 1-story over raised basement, wood frame single family residence designed in the Stick/Eastlake style. The rectangular-plan building, clad in channel drop wood siding, is capped by a flat roof. The foundation is not visible. The primary façade faces east and includes 2 structural bays. Entrances include a flush wood door with a glazed transom at the top of a wood staircase and a secondary door at the ground floor. The typical window types are double-hung wood-sash windows. Architectural details include brackets, a false mansard roof parapet, and a bracketed entry hood. Most of the original square bay window has been removed and replaced by an aluminum sash picture window.

The building appears to be in good condition.

The fire-damaged, now demolished Victorian sold for $1.575 million in 2014. In the newly constructed building, the ground floor 3/3 unit (square footage unknown) currently asks $1.85 million.

2,500 square foot Stick Victorian duplex built in 1888. Last sold for $34K in 1968. Currently valued at about $1.5 million.

The garage and curb cut was added in 2004 at a cost of $300K.

The striped garage makes the bottom of this house look like a creepy circus tent.

Note that the green panel above the humongous garage doors has since been painted the same color as the rest of the house.


Light kitchen and bath remodeling in 2003-2004 otherwise the interiors may be in near-original condition.

Lastly, the City and County of San Francisco currently assesses this property at $48K. Property taxes for the 2016-2017 tax year are $567.

Yes, it's the same house. If you look at it long enough, you can see the bones, but for all intents and purposes, it's a brand new house. In this instance, I think the contemporary interior aligns perfectly with the scope of the project. And when one considers hotness of the neighborhood, it would have been a mistake to do anything else.

This is an amazing, albeit gut renovated restoration-recreation of a Stick Victorian. Although the original structure dates to the turn of the century, it had long ago been stripped naked and barely resembled anything close to a Victorian. Post renovation this house is 5 bedroom and 4 baths, square footage unspecified. Prior to renovations, the house was 1,011 square feet.

Broker babble: Nestled on a flat block in the heart of Noe Valley, this spectacular renovation showcases incredible contemporary design and flair, with a hint of vintage detail, all highlighted by an impeccable selection of materials and finishes.
