3,566 square foot 5 bedroom 3.5 bath Queen Anne Cottage built in 1889. Cost to build was $2,900. Last sold for $1.745 million in January 2016. An absolute steal in San Francisco where this gently renovated Victorian located in tony Pacific Heights would cost you at least $5 million ($1,577 per sq ft).

Personal preference wise, I'm not a big fan of the beige and white exterior.

In my humble opinion...

This house has definitely been renovated, but "...restored with state of the art finishes...." seems to be a bit of an overstatement.

Historically significant 1,240 square foot 2 bedroom 2 bath Eastlake Victorian worker's cottage built around 1900. Last sold as a fixer for $625K in 2009 ($75K under asking). A permit search revealed that the kitchen was remodeled in 2010 and a bathroom was added in 2014. Current estimates value the property at around $1.5 million. Less, if you still need to bring your contractor.

Suppose its been gut-renovated (without permits, I guess) and contemporized to the point  where it startles the crap out of you when you walked in....Then it's probably worth more!

I like that, what looks like, a modern roll-up garage door is almost an exact replica of the original door. But is that the original garage door? Were these workers cottages built with garages?

I'm looking into it.

2009 BROKER BABBLE: Located in the the Historic Dogpatch Area, this home needs work. Bring your contractors to look at it. This could be a real charmer if repairs are made to it. Has all the 1900's moldings and workmanship. It just needs someone to bring it to life.

Currently worth about $6 million depending on the condition of the interiors which, according to city records, have not been updated since 1987.

Of note is a rather prominent eyebrow window which adds a bit of balance to the facade's asymmetry.

The single bathroom was remodeled in 2008 as was the kitchen in 1997. The garage was added sometime prior to 1976.

Of note is the sunburst on the highly detailed gable end as well as the beautiful mullioned window in the hexagonal turret.

3,239 square foot Mission-inspired fish scaled Victorian built around 1900. A permit search revealed a $20K bathroom remodel in 1995, that's it. Last sold for $53K in 1975. This property generates property taxes in the amount of $906.57 per year.

That is not a false front. Although as I look at the side view, I wonder if it was originally a false front Victorian and the gabled roof was a long ago renovation. That would explain why there are no recent permits on file. Has my mind rum amok?
