✣✣Changes at Landmarked ROOS MANSE✣✣ 3500 Jackson St, Presidio Heights






The Roos Mansion c. 1909 changed hands in 2017 and the new owners have elected to make both exterior and interior changes to this Landmarked property.

The Project Application contains the following description: "Remodel of garage and first through 4th floors of existing single family residence. Site work includes infill, retaining walls and new roof deck over new garage." Project details include facade alterations and additions.

The Project Application further states, "Every measure will be taken to preserve the historic character of this home." and that "All historic features that have deteriorated will be match the original details in design, color, texture, and where possible, materials. All distinctive elements will be completely preserved."

3800 Washington St, Presidio Heights



As of my original 2016 posting:

Landmarked derelict manse that was recently listed at $18 million.

17,895 square foot 9 bedroom 8 bath residence, built in 1902 for the Koshland family woolens magnates and later major supporters of the San Francisco Symphony and San Francisco Opera. Much of the family fortune later went to establish the San Francisco Foundation. The mansion was modeled after Madame de Pompadour's Versailles chateau Le Petit Trianon.

The most recent owner Halsey Minor bought the 17,895-square-foot mansion and detached 2,618-square-foot guesthouse in 2007 for about $18 million. He never occupied the property. It was put on the market in 2012 for $25 million, but that listing eventually was cancelled. It came back up for sale in 2014 priced slightly less that $20 million. It did not sell and the price was eventually cut to $17.995 million. The property is currently listed as sold.

The mansion did eventually sell for $12 million 7/16. Vacant and virtually abandoned the house has been vandalized on numerous occasions. Not to mention the skateboarders that turned the front steps into a skate park.

Landmarked Roos Mansion. 10,313 square foot 7 bedroom 6.5 bath Tudor designed by Bernard Maybeck, built in 1909. Last sold for $11 million in 2017 ($5 million below original ask).

A bit of history....

In 1909, Elizabeth Leslie Meyerfeld, aged nineteen, married Leon Roos of Roos Brothers Men's Clothing.

Elizabeth's father, Morris Meyerfeld, a partner in the Orpheum Theater Circuit, commissioned Bernard Maybeck to design a gift house for the couple while they vacationed in Europe, allowing the architect great freedom. The stunning result was this half-timbered, Tudor residence on a prime parcel in Presidio Heights.

At 10,000 square feet, the house is larger than it appears and is the largest residence Maybeck designed for a San Francisco client.
