1170 South Van Ness, Inner Mission


3,809 square foot Stick Westlake Victorian triplex condominiums built in 1889. The upper flat consisting of 2 bedrooms and 1.25 baths last sold for $600K in 2011.

1170 South Van Ness Avenue is located on a 27’ x 122’ rectangular lot on the west side of South Van Ness Avenue between 22nd and 23rd Streets. Built in 1889, 1170 South Van Ness Avenue is a 2-story over raised basement, wood frame, residential flats building designed in the Stick/Eastlake style. The rectangular-plan building, clad in channel drop wood siding, is capped by a flat roof. The foundation is not visible. The primary façade faces east and includes 2 structural bays, with a projecting square bay running full height in the south bay. Entrances include recessed flush wood doors reached via a straight flight of brick steps. Typical fenestration consists of double-hung wood-sash arched windows with art glass in the upper sashes. Architectural details include thin, elongated brackets, vertical stick work, and an open-spandrel portico with Corinthian columns. The building retains its original garden fence. The building belongs to a sub-type that is common to the area and prominent on this block. (SF City Record)
