1,097 square foot 1 bedroom 2 bath renovated cottage plus separate studio built around 1900. Sold for $1.8 million in 2016. Though $195K under asking, the selling price still reflects a whopping 1,641 per square foot - for a house with a somewhat unfinished detached 2nd bedroom.

At first glance, I loved this property, but when I started thinking about the impracticality of the studio-as-bedroom concept, I was much less enamored.

Until and unless another full bathroom is added which is unlikely due to City restrictions, I like the studio-as-studio or office concept.
