1745 20th st, Potrero Hill

Entry detail
3,015 square foot 3/3 bedrooms/baths renovated Italianate Victorian built in 1875 (unverified). Currently listed for $3.495 million. Last sold for $2.13 million in 2004.

The marble floor tiles are, well, ugly and the carpeting is, to say the least hideous. Both are easy to change, but then there are the bathrooms; not so easy to change and the kitchen....Normally, this nabe garners about $1,128 per square foot so this property is priced about right, but for the fact that it needs work . At this price point in this neighborhood the house should be in turn-key condition. While I agree that everyone's "turn-key" is different, this property really misses the mark.

BROKER BABBLE: Jewel on the hill, an iconic piece of SF history! Featured in many books, the home is the work of famous & meticulous designer Larry Mansada - designer to such notables as Mel Brooks, Diane Sawyer and Frank Sinatra. This lovely home is flanked with a rich mix of Chinese and Mediterranean palms, banana palms and orchids from around the world. A wall of sliding glass dissolves boundaries between indoors and out and overlooks the fabulous tiled swimming pool. Features like soaring ceilings, marble floors, gourmet kitchen, and custom doorways set this home apart.

The home also possesses a vast attic space for expansion (drawings forwarded as part of sale to develop the attic with 11'6 ceilings and unstoppable views of the downtown skyline)

In case you were wondering, Larry Mansada is NOT the current owner although that factoid is not mentioned in the sales materials. The current owner is Robert Siska, a former tennis pro who played at Wimbledon and the U.S. Nationals in the 1960s.
