708 Ashbury St, Haight Ashbury


APPROX 2,620 square foot 3 bedroom 3 bath Eastlake-Queen Anne Victorian duplex built around 1900. Last sold for $1.6 million in 2005. Current estimates value the property at about $3 million.

This house, today, looks much better than it did in 2009, but that's just a good paint job with lot and lots and lots of scraping.

The interior, on the other hand, looks, at least on paper, to be in flux. A permit search (2009-2016) revealed a sketchy history of work done or not done or not done right...so that $3 million dollar value is plummeting as I type. Well, maybe not plummeting, but definitely heading south. In this neighborhood a home in good condition should garner about $1,141 per square foot. If the interiors are incomplete, unfinished or in any other state of undone-ness, the value goes down.

But not really by much, because this is SAN FRANCISCO.
